Real Estate Paralegal Duties: Under the direction of the Real Estate attorneys, this position will assist attorneys in all aspects of Commercial Real Estate transactions, including documentation, due diligence, closing and post-closing activities for real estate acquisitions, dispositions, Finance, leasing, development and Construction projects. Order and review title commitments, exception documents and surveys, interfacing directly with the title company and surveyor to resolve any issues or discrepancies. Preparation and Administration of Contract critical dates and closing checklists. Coordinate and prepare joint order earnest money escrows and Delivery or deposit of funds with title company. Coordination and assistance with closings, including preparation of conveyance documents, closing statements, and other closing documents and obtaining transfer tax stamps, zoning certificates, duplicate tax bills, water certifications, condominium letters, certificates of Insurance and payoff letters. Attending to all post-closing requirements, including preparation of closing indices, the preparation and organization of closing binders, and monitoring all post-closing deliveries or requirements. Prepare clear and concise correspondence and memorandum. Prepare initial draft documents, amendments to agreements or leases and miscellaneous documents, including estoppel certificates, for attorney review. Prepare and review lease and loan abstracts. Review Planning and zoning reports. Form, qualify, amend, reinstate and maintain LLCs, partnerships and corporations and order authority documents. Prepare and file UCC financing statements. Order UCC lien searches and prepare summaries of lien search results. Record documents in various counties and states. Prepare letters of direction. Prepare document exhibits and assist with document assembly. Research state and local transfer tax, recording and document execution obligations and requirements.
Requirements: A Bachelor's degree or Legal Assistant certificate. Should have 3-5 years of previous experience in Commercial Real Estate transactions, including experience with acquisitions, dispositions, financing, leasing, Construction and development, preferably at a law firm, although in-house experience will be considered. Notary Public license required. Demonstrated proficiency in computer skills, including an extensive knowledge of Excel and Word, with the ability to merge files and databases, and the ability to conduct on-line research of public offices for tax, recording, zoning and other information.
